1000 Van Ness

Goal: To redevelop a vacant national historic landmark building into a mixed-use project covering a full city block.

Challenges: Design and construction of a new multi-story addition and parking garage to be integrated into the historic building. Creation of circulation and services adequate to serve multiple use types in a vertical structure. Achieving approvals for the project in San Francisco. Obtaining approval for all work and upgrades to the historic structure. Packaging and sale of the historic tax credits.

Result: New 125,000 square foot building integrated into the historic structure (seismically and architecturally) housing a multi-story theatre complex, new 450 car under ground garage, 50,000 square feet of retail/restaurant space and 53 for sale residential lofts.
