Goal: To redevelop a defunct enclosed regional mall into a new productive town center for the community.

Challenges: Demolition of over 900,000 square feet of existing improvements. Maintaining utility services to the surrounding community while performing demolition, sitework and installation of new public lines. Integration of existing improvements into the new design, buildings and circulation. Environmental remediation activities.

Result: 500,000 square feet of new retail space in an attractive main street design while providing major tenants with prominent exposure and parking. Creation of a new internal street circulation system serving all surrounding thoroughfares.
